What is an ADU?
An ADU is a secondary living installed on the same lot as a main home — often craned into place.
ADUs serve multiple purposes, including generating rental income, accommodating family members or increasing property value. Governor Healey’s Affordable Homes Act (Section 8 of Chapter 150, signed August 6, 2024) amended zoning laws to allow ADUs up to 900 sq. ft. by right in single-family zones, as long as they meet local regulations.
Types of ADUs
-
Addition ADU: An extension of the main house, usually with a separate entrance.
-
Detached ADU: A stand-alone dwelling in the backyard — often used as a backyard cottage, Airbnb, rental or in-law suite.
